The Three Key Trends that Shape Today's Holiday Home Market

Press Releases

26.10.2026

As part of our recent research, we identified three key trends in the holiday home market: growing demand for off-plan purchases, rising interest from US buyers, and more prospective buyers seeking to relocate permanently to Greece.

The Three Trends Presented at Prodexpo 2026

Giorgos Gavriilidis, founder and CEO of Elxis, presented these developments at the recent 27th Prodexpo 2026 conference.

“The Greek holiday home market is no longer driven by opportunities that arise in the moment, but by trust and stability, as it continues to mature. Buyers are becoming more demanding, and this is gradually improving the quality of new developments,” Mr. Gavriilidis noted during his participation in the Property Agents Forum, held as part of this year’s conference in cooperation with the Panhellenic Federation of Real Estate Agents’ Associations.

The first trend highlighted by Elxis’ analysis is the growing share of buyers opting for off-plan properties. This is because such homes are offered at competitive prices, have strong resale value, and can be rented out to generate a satisfactory income.

As Mr. Gavriilidis explained: “In 2025, the share of property transactions involving homes worth €600,000 or more tripled. At the same time, however, we are also seeing particularly strong demand for newly built homes measuring between 60 and 70 sq.m., which cost considerably less. In terms of property type, approximately seven out of ten buyers (71.7%) opt for a newly built home – or a property that is ready for immediate occupancy”.

The second, equally significant trend is the growing desire among more people to settle permanently in Greece. According to the figures presented by Elxis’ CEO, almost one in three foreign buyers (30.8%) from Western and Central Europe, aged between 45 and 65 and potentially approaching retirement, are looking to purchase a holiday home in Greece with a view to making it their permanent residence.

This trend is supported by the tax incentive introduced for foreign pensioners, under which qualifying individuals benefit from a tax rate of just 7% for 15 years. Greece also offers a range of compelling advantages, including an extensive coastline, a lower cost of living than other southern European countries, a high quality of life, direct flights to international destinations, and significant potential for future capital appreciation upon resale.

Another important development, which began in 2025 and has continued into this year as well, is the increasing interest from US buyers. “In 2024, almost one in eight of our clients came from the United States. Today, following the first half of this year, we are seeing demand from the US and Canada increase by 50% compared with the corresponding period in 2025. Notably, three out of ten of these buyers are Greeks living abroad, from the second or even third generation of the diaspora,” Mr. Gavriilidis said.

The Expectations on the Holiday Home Market

Elxis’ outlook for the holiday home market is particularly positive. According to Mr. Gavriilidis, sales are expected to increase by 15% this year compared with 2025, despite a wait-and-see approach among some buyers during the first few months of the year due to geopolitical developments. However, this hesitation was fully offset from May onwards.

“95% of our clients come from abroad, giving us the necessary perspective to identify emerging trends. 75% of our clients come from EU countries, specifically the Netherlands, Belgium, France and Germany, while the remainder come from non-EU countries, primarily the United States, Switzerland, Australia and Canada,” Mr. Gavriilidis concluded.
