Why a Legal-First Approach Matters

Introducing our Legal Services

Most complexities in Greek real estate come from unclear legal procedures. Common examples are incomplete titles, missing cadastral registrations and unresolved tax matters. While most agencies pass the legal work on to an outside lawyer, we keep it in-house.


Our lawyers, specialising in Greek property law, work with the National Cadastre, title deeds and Greek tax law every day. They handle due diligence, contract drafting and transaction management for our clients themselves. So you work with one team that knows your file from start to finish, and you don't have to coordinate between an agent and a separate law firm.


A few principles of Greek law explain why this matters. Property ownership is protected by the Greek Constitution. Every sale has to be concluded by a notarial deed, and ownership only passes once that deed is registered with the National Cadastre.


The notary is neutral and does not act for either party. Having your own lawyer is not a legal requirement in every case. It is still the most reliable way to have someone who acts only for you and checks the title before you sign.

Steps to Buy a Property with Elxis

1. A First Conversation, Without Obligation

It starts with a phone call, a video call, or a visit to one of our offices in Utrecht, Thessaloniki, Crete, or our upcoming office in Kalamata. We take stock of what matters to you as a prospective buyer: the region, the type of property (a house, an apartment or a plot), your budget, and how you plan to use it. We also give you practical advice on how buying in Greece works, including taxes, procedures, and the points worth paying attention to.


Choosing a region is often the first real decision. Greece has thousands of islands and islets, as well as a long mainland coastline. With many commercial airports, there are lots of popular regions have direct flights from abroad in season, without a connection through Athens. Your consultant helps you weigh what each area offers against how you plan to use your home.

2. A Selection that Fits you

Our website shows only part of our portfolio. Your consultant puts together a selection that takes into account your wishes and talks you through each option, including its drawbacks. By the time you travel to Greece, you already know a great deal about the properties you'll view.

3. Viewings in Greece

A picture says more than a thousand words, but a viewing says more than a thousand pictures. You only really know whether a place is right once you've stood on the terrace and walked the streets around it.


We don't organise tight viewing trips that end with a contract on the last day. You visit when it suits you, and your dedicated consultant goes with you on site. They point out what to look for and flag possible issues before you commit. The viewing should confirm what you already know, not surprise you.

4. Our Legal Team Takes Over

Once you decide to go ahead with the buying process, our lawyers take care of the legal side. They prepare a power of attorney so they can represent you in Greece, including at the tax office to arrange your Greek tax number (AFM). They also check the title, its ownership history, and any debts or restrictions on the property, negotiate the price and terms with the seller, and draft the purchase agreement. We explain each step and the Greek law behind it, in your language, so you are making every decision with the full picture.

5. Signing at the Notary

We're present for the final notary appointment and the property transfer. Afterwards, we register the property with the National Cadastre, which completes the transfer of ownership. If you can't be in Greece for the signing, the power of attorney lets us sign on your behalf.

6. After the Purchase

Our relationship doesn't end at the notary. As an owner, you receive our homeowners' newsletter with updates on legislation and practical matters. We can also assist with questions about renovations, rentals, or maintenance, so you can simply enjoy your home in Greece. If you decide to sell later, we can list your property for you.
