Holiday Home Prices Rise by 10.8% in 2026

Holiday home prices across Greece are rising by 10.8% this year. According to a recent study of ours, the average price per square meter increased by 10.8% during the January – April period of this year compared to the same period last year, reaching €3,398/sq.m. from €3,067/sq.m. The main reason behind this increase is the significant rise observed in newly built properties, driven by strong purchasing interest from abroad, a sector in which we specialize, promoting properties to foreign buyers, mainly from Northern Europe and the United States. Specifically, in holiday homes purchased off-plan, the average value of signed contracts rose by 12.5% to €507,427. At the same time, the average price per square meter increased by 12%, from €3,790 to €4,245.


Commenting on this development, George Gavriilidis, CEO of Elxis, stated: “This year’s increase and the overall trend highlight the strong interest in newly built homes, despite increases in construction costs due to price adjustments. Buyers seeking modern specifications, high energy efficiency, and flexible usage options, such as personal use or investment purposes, continue to drive demand in the Greek market.”

In the case of existing homes, the picture is different. More specifically, the average total selling price in completed transactions during the first four months of the year declined by 13.3%, while the price per square meter increased by 8.9%. As a result, the average selling price fell to €251,667 (from €290,167 during the same period last year), while the average price per square meter rose to €2,550 from €2,342. “This indicates that buyers shifted toward smaller or lower overall cost properties, without reducing the value per square meter,” explains Mr. Gavriilidis. Regarding the market in Crete, which remains one of the most popular destinations for foreign buyers, the average home price based on actual transaction data increased by 3.3% during the first four months of 2026, reaching €456,600 compared to €442,000 during the corresponding period in 2025. Although the increase is more moderate, it demonstrates steady momentum in one of Greece’s most sought-after holiday home markets.


According to our data, average spending per buyer increased by 37.3% in 2025, reaching €450,000. “Until 2023, the upper budget limit for our clients was around €450,000–€500,000, and this amount concerned a relatively small number of people, as most buyers operated around €300,000–€350,000. Today, as our data shows, this has changed, and there is significant demand for more expensive homes above €500,000, especially newly built properties with private swimming pools, large living spaces, gardens, and other amenities,” notes Mr. Gavriilidis. According to him, newly built villas priced between €400,000 and €500,000, featuring private pools and located close to the sea or offering sea views, are difficult to find in other European countries. Properties with such specifications also offer the additional advantage of investment potential through seasonal rentals, as well as capital appreciation in the event of a future sale, as reflected in the data from this year’s first four months.
