Along Greece’s serene western coast, something remarkable has unfolded this year. Kyparissia Bay, a long stretch of golden sand in the Peloponnese, has recorded one of the most successful Caretta Caretta (loggerhead sea turtle) nesting seasons in decades; a milestone for both wildlife conservation and Greece’s natural heritage. According to the Sea Turtle Protection Society of Greece (ARCHELON), more than 6,100 nests were documented in 2025, marking a 74% increase compared to the 12-year average. That’s not only a local success but a European one: together with Zakynthos’ Laganas Bay, Kyparissia now hosts over 57% of all Caretta Caretta nests in the European Union. This makes Kyparissia Bay the most important sea turtle nesting area in the Mediterranean, a quiet, natural paradise that’s playing a leading role in preserving one of the world’s oldest marine species.

If you're selling a home in Greece, timing can make a real difference, and the sweet spot tends to be spring through early summer. From around March to June, international buyers are actively planning their year, the weather shows a property at its best, and there's time to complete before the summer. That said, the ideal window depends on where your property is and who it's likely to sell to. And as ever, how well the home is prepared and priced matters even more than the month you list. Here's how the seasons play out for sellers.

Every October 28, Greece celebrates Ohi Day, one of the country’s most symbolic national holidays. While it may sound simple, this single word, “Ohi” (Όχι), meaning “No,” marks a defining moment in modern Greek history, a day when courage, dignity, and unity stood against impossible odds, during one of Europe’s most difficult times. For locals, the day is both a historical anniversary and a cultural tradition, reminding people how unity and resilience can define a nation. For visitors and foreign residents, it’s a moment to see Greece beyond its summer beauty.

Selling a property to an international buyer is a different exercise from selling to someone local. The buyer may have visited Greece once or twice, they may be making decisions partly based on photos and video calls, and they are almost certainly comparing your property to several others across different regions. First impressions matter more than usual, and they happen earlier in the process than most sellers expect. Here is what actually makes a difference.

It's one of the first questions sellers ask, and the honest answer is that both seasons have a real case. There's no single right time to list. Winter tends to reach serious international buyers planning ahead for the year to come, with less competition on the market and more attention to spare. Summer shows your property at its best, when Greece is at its most tempting and buyers are here in person, falling for the place. The right choice depends on your property, your timeline, and the kind of buyer it suits. Here's how the two seasons compare for sellers.

If you're selling a home in Greece from abroad, it's a fair thing to wonder, especially if you think in pounds or dollars day to day. The answer, though, is straightforward: you price in euros. It's the currency every buyer expects, it's what the contract and the deed are written in, and it's what keeps your property easy to compare and easy to take seriously. The more interesting question is what happens to your money afterwards, when you convert the proceeds back home. That's where a little planning genuinely helps. Here's the full picture.

An exponential increase both in the speed of real estate transactions and in the overall size of the real estate market can be achieved through the availability of publicly accessible and reliable data, especially for prospective buyers from third countries. This was the key takeaway from the remarks of Mr. Dion Gavriilidis, Managing Partner of Elxis – At Home in Greece, a leading company in the sale of holiday homes in Greece.

First, a reassurance: if you live in the eurozone, this article does not apply to you. Greek property sales are priced and completed in euros, so a seller in the Netherlands, Belgium, Germany or France receives euros and keeps euros. There is no exchange rate in the picture. Currency risk only enters the equation if you will convert your sale proceeds out of euros: sellers from the UK, Switzerland, Scandinavia, the United States or Australia, for example. If that is you, the months between agreeing a price and receiving payment leave your proceeds exposed to the currency market, and it is worth understanding how to manage that. Here is how it works and what you can do about it.
