The Peloponnese is large and varied, so the best base really depends on the life you want. There's no single answer, only the place that fits. Most international buyers settle in one of two areas: the east, around Nafplio and the Argolic Gulf, and the southwest, around Kalamata and the Messinian coast. Both pair lovely coastline with proper towns and services, and both are within easy reach of Athens. Below are the places worth knowing, focused on where we most often help buyers find a home.

Nafplio and the Argolic Gulf

This is our strongest part of the peninsula, and a wonderful place to base yourself.


Nafplio is the jewel: the romantic first capital of modern Greece, all Venetian elegance beneath the Palamidi fortress, with a full range of amenities and a genuine year-round life. It's about two hours from Athens, which makes it a favourite for weekend owners and full-time residents alike, and it's the area where we most often help buyers.


Around the Argolic Gulf, the coast offers several appealing bases. Porto Heli is the smart, yacht-friendly resort at the tip of the peninsula; Ermioni, a characterful harbour town nearby; Kranidi is the lively town that serves this whole stretch; and Tolo is a relaxed, family-friendly beach resort close to Nafplio. The villages just outside Nafplio, like Drepano and the Nea Tiryntha area, add quieter options within easy reach of the town.

Kalamata and the Messinian Coast

Messinia is our other core area, and the practical heart of the southwest.


Kalamata, the regional capital, is the sensible base for amenities: its own airport, good healthcare, a long seafront, and a settled international community, with everything from town apartments to villas on the edges.


Along the coast, Pylos sits on a beautiful natural harbour beneath the Niokastro fortress, with good services and fine beaches nearby. Methoni is quieter and very photogenic, with its medieval sea fortress and excellent swimming. And Koroni, across the headland, is a pretty coastal town with real character. All three are spots where we regularly have homes.

Corinthia

In the north, Corinth and the nearby coast, including Loutraki, make a practical base for anyone who wants Athens within easy reach, just beyond the Corinth Canal. It suits weekend owners and those who want the capital close, with gentler prices than the city, and we have options here too.

Mani and Gythio

For a quieter, more rugged base, the south has genuine appeal. The Mani villages of Stoupa and Kardamyli offer character, good beaches, hiking, and a well-established international community, while Gythio, the historic Laconian port, is an authentic seaside town. Stock here is more limited, but it's a lovely option for those after peace and an unspoilt feel. If you'd prefer the mountains, the Arcadian highlands inland are beautiful, with traditional stone villages and cooler summers, though our listings are concentrated more on the coast and in the towns above.
