If you own a property in Greece and are thinking about selling, one of the first things on your mind is probably a practical one: what do I pay to the estate agent? It's a sensible question to ask early, and the answer shapes how you budget for the sale and what you can expect from the agency representing you.

What About Dual Representation?

Greek law allows a single agent to act as a mediator for both buyer and seller within the same transaction. In this case, each party pays a commission to the agent. As this is different from many other countries, it is important that you understand the fee arrangement before you sign anything. If you are interested in selling your house, it is recommended to ask the agent directly how their commission is structured before listing your property.

What Does the Seller Actually Pay?

The seller pays a commission to the agent representing them once the sale is completed, just as the buyer pays a commission to the agent representing them, also on completion of the transaction. Where one agency represents both sides (dual representation), each party still pays a separate commission for the services provided to them. Commission levels vary across the Greek market, so the terms should always be agreed in writing before you move forward. It is worth asking any agency directly how their commission is structured and when it falls due, and make sure the answer is confirmed in writing at the outset. At Elxis, the real estate commission is 3%+ VAT, payable only on successful completion of the sale. The valuation, marketing, viewings, and negotiations that precede that point are carried out with no upfront charge. Sellers should also bear in mind that the agent's commission is not the only professional cost involved. Depending on the transaction, a lawyer, an engineer, an accountant, or other advisors may need to be engaged separately, each with their own fees.
