Selling a property in Greece without an agent is possible. The risk is that small mistakes in the paperwork, the pricing, or the clearances can cost you far more than you save. A property sale runs on documents and a notarial deed, much of it in Greek, across several different offices. Most owners who sell privately find the process slower and more stressful than they expected. Here are the main risks, and where help makes the difference.

Greece has a special tax program to encourage high-net-worth individuals (HNWI) to transfer their tax residence to Greece. Similar to benefits to pensioners who move their tax residence to Greece, this is a great deal when stacked up to tax systems in other countries, where income for high earners can be taxed up to 50%. Instead of paying a percentage tax on foreign income, Greece offers you the possibility to pay a flat rate of 100,000 euros per year on the foreign income by transferring your tax residence to Greece. You can add a family member for 20,000 Euros per year. The flat rate is applicable for a period of 15 years. A similar tax system is available in Italy, where taxpayers who join the "Res Non-Dom Program" pay a flat rate of 300,000 Euros per year on foreign-sourced income for new residents from 2026 (up from 100,000 in 2024), and can add a family member for an additional 25,000 Euros each.

Selling a property in Greece involves several moving parts: title verification, tax clearance, building permits, energy certificates, and, for foreign owners selling from abroad, coordinating all of this across time zones adds another layer. The good news is that with the right preparation, most of these steps can be completed well before a buyer arrives, which is what separates a smooth sale from a tricky one.

Selling your home should be a fairly straightforward process, not a bureaucratic nightmare. However, many foreign property owners face unexpected delays, legal hurdles, and financial losses due to avoidable mistakes. From incomplete paperwork and incorrect pricing to choosing inexperienced agents and neglecting key administrative obligations, these missteps can result in months of delays and thousands of euros in lost value.

If you're selling a home in Greece, timing can make a real difference, and the sweet spot tends to be spring through early summer. From around March to June, international buyers are actively planning their year, the weather shows a property at its best, and there's time to complete before the summer. That said, the ideal window depends on where your property is and who it's likely to sell to. And as ever, how well the home is prepared and priced matters even more than the month you list. Here's how the seasons play out for sellers.
