The house was built in 2000 and renovated in 2015, and it is sold fully furnished, so it is ready to use from the first season.

A short flight of stairs leads to the ground floor, which features an open-plan living/dining area with a fireplace, a kitchen, and a bathroom. An internal staircase connects the ground floor with the first floor, where there are two bedrooms and one more bathroom. A covered terrace on this floor offers open views of the Ionian Sea and surrounding countryside.

The semi-basement floor of the cottage functions as a self-contained apartment, featuring a living/dining area and kitchenette, an additional bedroom, and a bathroom. Thus, this versatile property can accommodate guests without infringing upon the privacy of its owners.

Air conditioning units handle both heating and cooling, and hot water runs on a solar system with an electric backup. The property is on the mains water network, with private septic drainage. Security cameras are installed, and internet is available at the house.

The plot measures roughly 1,000 sqm, with on-site parking and open ground around the house. There is no pool at present, though the plot size allows for one, subject to the usual permissions. The plot is a mature, shaded garden built around several large plane trees, with a stone-paved terrace beneath them that holds a table for outdoor meals and a covered, built-in barbecue for cooking outside. A small stream runs along one boundary, crossed by a stone footbridge and edged with reeds, which keeps this corner green and cool through the summer. Pine and fruit trees, potted plants, and a hammock fill out the rest of the grounds.

Kanali sits on the Ionian coast just south of Preveza, in the northwest of mainland Greece. The beach here is a long, broad strip of sand and fine pebbles, backed by seasonal tavernas, cafes, and beach bars. Preveza town, with its year-round shops, restaurants, and services, is about 10 to 12 km away, roughly 15 minutes by car, so a car is useful for everyday errands. Preveza (Aktion) National Airport is about 22 km from the house, making arrivals and departures straightforward. The ancient city of Nikopolis, founded by Octavian to mark his victory at Actium, lies about 7 km away, and the sheltered waters and wetlands of the Amvrakikos Gulf are within easy reach for walking, birdwatching, and boat trips.
