How Much Does a House Cost in Crete?

The honest answer is that it depends on where you look, though the range is easy enough to sketch out. In our current Crete portfolio, off-plan homes run from around €140,000 up to €600,000 and above for a coastal villa, with most of what people buy sitting somewhere in between. What sets the price within that range comes down to three things above all: location, size, and condition. A house a few kilometres inland costs far less than a similar one with a sea view, and a place that needs restoring starts lower than one that's ready to move into. The sections below walk through how that plays out, what to budget on top of the price, and how Crete compares with the other islands. One thing to keep in mind: these figures reflect our portfolio at the time of writing and shift as homes sell, so treat them as a guide rather than a fixed price list.

What It Costs on Top of the Price

Plan for roughly 10% on top of the purchase price, once you add taxes and fees. The largest single item is the transfer tax, currently 3.09%. It's based on the purchase price or the property's official (objective) value, whichever is higher, and it applies to existing homes. On top of that come notary fees, legal fees, and registration costs. Once you own, the main annual tax is ENFIA. It's based on the property's official value, so it's higher in prime areas and lower in the countryside. Add the usual running costs: utilities, maintenance, and a pool if you have one. You'll also need a Greek tax number, the AFM, early in the process. Our legal team arranges this for you.

How Crete Compares With Other Islands

Crete generally offers better value than the prestige islands like Santorini and Mykonos, where limited land pushes prices high. It also has something those islands don't: year-round life. Crete has real cities, an established expat community, hospitals, schools, and a long tourist season. That makes it practical to live in or rent out beyond the summer, and tends to make the market steadier. Corfu and Rhodes are closer comparisons, with similar appeal. Crete's size simply gives you more choice, from affordable inland homes to high-end coastal villas.

When to Buy

There isn't a magic month. Viewing trips cluster between spring and autumn, when the weather suits a full day of looking around, so the island is busier with buyers then.
