Good photos, clear information, easy access for viewings, realistic pricing, and proper legal preparation all play a role in how smoothly a sale moves forward. That’s why we’re hosting a free webinar focused on what property owners need to know before selling their home in Greece: from market positioning and pricing to documentation, compliance, and common delays.

Selling Your Home in Today’s Market

It is about presenting the property clearly, pricing it correctly, and making the process as easy as possible for serious buyers. During the webinar, we’ll look at what matters most in today’s market: strategy, presentation, and pricing. A property that is well positioned from the beginning is more likely to attract the right attention and avoid unnecessary time on the market.

What Makes a Property Sell

Some homes naturally attract interest because of their location, views, or layout. But even a good property can struggle if it is not presented properly. In this session, we’ll discuss the practical elements that can influence a sale, including:

  • Easy access for viewings

  • Clear positioning

  • Location and accessibility

  • Layout and usable space

  • Property condition and maintenance

  • Current demand and comparable properties


    The goal is to help sellers understand how buyers evaluate a home, and what can be done before listing to make the property easier to consider.

Pricing, Presentation, and Access

Pricing is one of the most important decisions when selling a property. A price that is too high can limit serious interest. A price that is too low can lead to lost value. The right price should reflect the current market, not only the owner’s expectations or emotional attachment to the home.  We’ll also talk about common mistakes sellers often make, such as pricing based on emotion, expecting to recover past costs, working with too many agents, or having mixed and inconsistent listings online. Small practical steps can make a difference too. A professional photoshoot, a well-maintained property, realistic pricing, easy access, and early paperwork preparation can all support a smoother sale.

Legal Preparation and Paperwork

Selling a home in Greece also requires careful legal preparation. In the past, many property contracts described a home as it appeared in the original building permit, even if the property had changed over time. Today, transfers require much stricter alignment between the permit file, the property as it exists, and the tax file. That means older differences can become visible during the sale preparation stage. These may include enclosed semi-open spaces, extra square meters, internal layout changes, change of use, or discrepancies between the building permit, the E-9 tax form, and the actual condition of the property. During the webinar, we’ll explain why this matters and what sellers should check early, before a buyer is already waiting.

Common Causes of Delay

Many delays in a Greek property sale come from paperwork that is incomplete, outdated, or inconsistent. Some of the basic documents involved may include the title deed, topographic plan, building permit, Energy Performance Certificate, copies of ID, electricity bill details, and E-9 tax form. Additional documents may include the ENFIA certificate, tax clearance certificate, social insurance clearance certificate, municipality property certificate, cadastral diagram extract, cadastral sheet, and the Electronic Property Identity. We’ll also look at frequent causes of delay, such as old plans that do not reflect the current property, E-9 declarations that do not match the actual surface or use, certificates that need to be renewed, and outstanding debts or clearance issues. The key message is simple: preparing early can save time later.

The Engineer’s Role

Before a transfer, the engineer plays an important role in checking the property. This includes retrieving the original building permit and approved plans, inspecting the property in its current condition, identifying discrepancies, assessing whether they can be declared or regularized, and preparing the Electronic Property Identity or Electronic Building ID. The Electronic Property Identity has made the process more structured, as it brings together legal, technical, and planning data into one consolidated digital file. In practice, this means old inaccuracies are more likely to be exposed and unresolved issues must be dealt with before transfer.
