There's no single best area in Crete, simply because the island is so large and varied that it offers several. The right one depends on what you want from it. Crete divides broadly into four regions: Chania and Rethymno in the west, Heraklion in the centre, and Lasithi in the east, each with its own feel, from lively harbour towns to quiet mountain villages and long stretches of coast. Below is a guide to the areas worth knowing, weighted towards the parts of the island where we most often help buyers find a home.

Rethymno and Its Countryside

Rethymno is the heart of our Crete activity, and one of the most rewarding parts of the island to buy in. The town itself has a beautiful Venetian and Ottoman old quarter, a long sandy beach, and a year-round life of its own, while sitting almost exactly between the Chania and Heraklion airports. The countryside behind the town is where a lot of the appeal lies. Villages in the hills, such as Kyrianna, and quieter spots like Asteri, offer modern villas and traditional houses with sea or mountain views, often at better value than the coast. It's a central, well-connected base with both town and country within easy reach, which is a big part of why we're so active here.

Plakias and the South Coast

On Crete's quieter south coast, Plakias and the villages above it, like Mariou, are another area we know well, with our own presence on this side of the island. The south is more rugged and less developed than the north, with dramatic scenery and a slower pace. For buyers who want sea views, peace, and an unspoilt feel, away from the busier northern resorts, it's a lovely choice, and prices tend to be gentler.

Apokoronas

Just east of Chania, the Apokoronas region is one of the most popular areas with international buyers, and we regularly have listings here. It blends traditional villages with easy access to Chania's amenities and the coast. Spots near the sea, like Almyrida and Kalyves, sit alongside green inland villages, giving a good range of options for holiday homes and permanent living alike. The established international community makes it an easy place to settle.

Chania

Chania, in the west, is Crete at its most romantic, built around a stunning Venetian harbour. Its old town carries a clear premium, thanks to its protected architecture and limited supply, and it's a favourite for holiday homes and rentals. The wider Chania region is close to some of the island's most famous beaches. The trade-off is that the airport leans more towards seasonal flights, and the old town's prices are among the island's highest.

Heraklion

Heraklion, the capital and largest city in the centre of the island, offers the best year-round amenities, from hospitals to universities, and tends to give more for your money than prime Chania. Its airport has the strongest year-round connections, and it sits next to Knossos and other major sites. It suits buyers who value convenience and a city that lives all year.

Eastern Crete and Lasithi

The east is quieter and increasingly sought after, and we have listings here too. Around Agios Nikolaos and elegant Elounda, you get scenic coastline and a refined feel, while Ierapetra and the surrounding area on the south-east coast offer more affordable prices and bigger plots. It's a good direction for buyers wanting a calmer alternative to the busier west, with genuine local character.

Coastal or Inland?

A simple way to frame the choice. Coastal homes generally cost more and tend to let better through the tourist season, with the convenience of beaches and amenities close by. Inland homes offer more space, more privacy, traditional character, and better value, often with renovation potential, in exchange for needing a car and a little more self-sufficiency. Many buyers find the sweet spot a short way inland, with sea views but gentler prices, which is exactly what much of the Rethymno and Apokoronas countryside offers.

How to Choose

Start with the purpose: a holiday home, a rental, or a permanent move. That points you towards coast or country, and town or village. Think about access. Frequent visitors will want to be within easy reach of an airport, while permanent residents may care more about local healthcare, schools, and year-round services. And if you can, visit in more than one season. A place can feel very different in August and in January.
