Chania is one of Crete's most beautiful corners, and many buyers find that the villages around it, rather than the city itself, offer the best of it: authentic Cretan life, sea or mountain views, and easy access to everything Chania provides. There's no single best village, but a handful stand out, and we have the most to offer in a few clear areas: the green Apokoronas region to the east, the lively coast to the west around Platanias and Maleme, and a scattering of characterful spots in between. Here's a guide to the villages worth knowing, and how to think about choosing one.

Apokoronas

Just east of Chania, Apokoronas is one of the most popular areas with international buyers, and one where we're especially active. It's a green, gentle region of villages set between the sea and the White Mountains, with a long-established international community that makes settling in easy. On the coast, Almyrida and Kalyves are relaxed seaside villages with good beaches, tavernas, and services. Nearby, Plaka and Kokkino Chorio sit on the hillsides above, with lovely views over the gulf. Inland, Vamos is a beautifully restored traditional village, a model of Cretan agrotourism, with stone houses full of character. The appeal of Apokoronas is the balance: coast and countryside, authentic villages, and Chania's amenities all close at hand. It suits both holiday homes and permanent living, which is a large part of why so much of our Chania-area stock is here.

Platanias, Maleme and Kolymbari

West of Chania, the coast offers a livelier, beach-focused option, and another area where we regularly have homes. Platanias is a popular coastal resort a short drive west of the city, with sandy beaches, a wide choice of restaurants and tavernas, and a strong summer rental market. Maleme, a little further along, pairs good beaches with real history, as the site of a key episode in the Battle of Crete, and tends to offer more accessible entry prices. Kolymbari, further west still, is the gateway to western Crete, home to the Orthodox Academy of Crete and well placed for exploring the Gramvousa peninsula.

Stavros

On the Akrotiri peninsula, northeast of Chania and near the airport, Stavros is best known as the filming location for Zorba the Greek. Its calm, lagoon-like bay makes for safe, sheltered swimming, popular with families, and the peninsula keeps you close to both the city and the airport.

Kissamos

For something quieter, Kissamos in the far west is a genuine working town near some of Crete's most spectacular beaches, including Balos and Elafonisi within reach. It's less touristy and offers good value, suiting buyers after a more authentic, off-the-beaten-track base.

Coastal or Mountain?

The main choice is between the coast and the hills. Coastal villages give you beach access and stronger summer rental demand, in exchange for busier, more crowded peak months and quieter winters. Inland and hillside villages offer cooler summers, traditional character, more space, and better value, in a calmer setting that suits permanent living, though you'll want a car. Many buyers settle a little back from the sea, with views and gentler prices, exactly what much of Apokoronas offers.

Services vary with the size and type of village. Coastal communities like Platanias generally have the fullest range of shops, restaurants, and transport, while smaller inland villages offer the essentials and a quieter, more local life. Most villages have bus links to Chania, more frequent in summer and reduced in winter, though a car is genuinely useful for the inland spots. Healthcare runs from village pharmacies and visiting doctors up to Chania's general hospital for anything serious, worth weighing if you're a permanent or older resident. Broadband reaches most villages now and is fine for remote work, though speed and reliability vary, so it's worth testing for any specific property if connectivity matters to you.
