What is the Best Area in Corfu to Buy a House?

Regional Guides

20.02.2026

There isn't one best area in Corfu, because the island offers several quite different ones, and the right choice depends on the life you're picturing. Some buyers want the lively, well-connected northeast coast near Corfu Town. Others prefer the dramatic west around Agios Gordios, the quieter north, the culture of Corfu Town itself, or the green, traditional interior. Each has its own character and price level. Below is a guide to the main areas, with a steer towards where we most often help buyers find a home.

The Northeast Coast: Gouvia, Dassia, Ipsos and Barbati

This is one of the most popular stretches, and one where we regularly have listings. Running north from Corfu Town, it combines easy access, good beaches, marinas, and a full range of amenities. Gouvia and Dassia are well-served and convenient, close to the airport and town. A little further on, Ipsos and Barbati sit beneath green hillsides with sea views, mixing resort life with quieter pockets. It's a practical choice for owners who want everything within easy reach and a strong, established rental market.

Kassiopi and the Northeast Tip

Kassiopi is a pretty harbour village in the northeast, with a year-round community, good restaurants, and a long-standing international following. We see steady interest here, and homes range from traditional houses to modern villas. The wider northeast coast, around spots like Nissaki and Kalami (the latter with its Durrell literary connection), offers a quieter, more private feel, with pebble coves and tavernas that appeal to buyers after calm without isolation.

The North Coast: Acharavi, Roda and Sidari

The north coast is known for its long sandy beaches and is generally more affordable than the smart northeast. Acharavi, Roda, and Sidari are established resort villages with good facilities, and we often have options here. They suit buyers who want sand on the doorstep and a sociable, holiday atmosphere, with a wide range of property types and gentler prices than the prime corners of the island.

The West Coast: Agios Gordios and around

The west is Corfu at its most dramatic, with cliffs, sunsets, and big sea views. Agios Gordios is one of the areas we're most active in, a relaxed resort backed by green hills, with a fine beach and steady demand. Nearby, Pelekas is known for its sunsets and hilltop village charm, while Paleokastritsa, further up the coast, is one of the island's most beautiful spots, with clifftop settings and clear water that command a premium.

Corfu Town

For urban life within a UNESCO World Heritage setting, Corfu Town is hard to beat. Apartments in and around the old town offer year-round amenities, culture, and rental appeal that isn't limited to summer, since the town draws visitors in the shoulder seasons too. It suits buyers who want convenience, character, and a steadier, longer rental season, rather than a purely seasonal beach home.

The Green Interior

Inland, Corfu's villages offer the best value and the most authentic feel. Traditional stone houses among olive groves, often with renovation potential and wonderful views, come at noticeably lower prices than the coast. The trade-off is that you'll want a car and a degree of self-sufficiency, as services are more spread out. For buyers after space, privacy, and a project, it's a rewarding choice.

A Note on Prices

In our current Ionian listings, including Corfu, prices broadly run from around the low €200,000s up to roughly €600,000, depending on the area, the size, and whether it's a modern sea-view villa or a village house to restore.

What to Weigh Up

A few practical points apply across the island. Seasonality varies. The coastal resorts are lively in summer and quieter off-season, while Corfu Town and the larger villages stay active year-round. Access matters. The northeast and the main coast roads are easy going, while some interior and mountain routes are slower, especially in winter. And the rules differ by location. Protected zones, including around Corfu Town and parts of the coast, can carry building and renovation restrictions. Confirming what applies to a specific property is essential before you commit.

Conclusion

There's no single best area in Corfu, only the best one for you. For convenience and a strong rental market, the northeast coast around Gouvia, Ipsos, and Barbati.
