Megalochori, Santorini
Two traditional cave houses on a single plot in Megalochori, Santorini's quiet wine village. A larger residence to live in and a smaller one to host guests or let, a short drive from Fira, the beaches, and the airport.
Megalochori is the quiet wine village of Santorini, set inland among the vineyards rather than on the caldera rim. On a single plot here stand two traditional cave houses, carved into the volcanic rock in the island's oldest building style, offering a rare thing on Santorini: character and a little space away from the crowds.
The property is arranged as two independent blocks on a plot of around 190 sqm, with about 77 sqm of house in total. The larger residence has a spacious living room, a fully equipped kitchen, a comfortable bedroom, and a bathroom, and opens onto a private yard and a terrace that looks out over the village. The smaller residence has its own bedroom and bathroom and works well as a guest house or a unit to let. Both are sold furnished, with air conditioning, municipal water, and an internet connection. The cave-house construction, cut into the volcanic tuff, keeps the interiors naturally cool through the summer. There is no pool or private parking, which is typical of the village core, where cars are left nearby, and daily life happens on foot.
The terrace is the heart of the larger house, the place for a long dinner looking over the whitewashed houses and blue domes of Megalochori. This is a village view: the appeal is the quiet, authentic setting and the short walk to the square.
Rental potential
The two-block layout suits a buyer who wants both a holiday base and some income from it. You can keep the larger cave house for your own visits and let the smaller one through the season, or share the plot with family and friends who value their own front door. Santorini's visitor season now runs from spring through autumn, so a well-kept village property here draws interest well beyond the peak summer weeks.
Location - distances
Megalochori's square, lined with tavernas and cafes, is a short walk away, and the village sits among some of Santorini's best-known wineries, including Gavalas in the village itself and Venetsanos and Boutari nearby, in the heart of Assyrtiko and Vinsanto country. The location is central for the whole island: Fira and the airport are each around 15 minutes by car, the ferry port at Athinios about 10 minutes, and the black-sand beaches of Perissa and Perivolos roughly 15 to 20 minutes away. Oia and its sunset are about half an hour to the north.
