Lefkada offers easy access by car, competitive property prices, and turquoise beaches; this mix shapes a very attractive Greek island for real estate.
Lefkada provides direct mainland access via a bridge connection, eliminating ferry dependency. As a result, the island is accessible year-round.
The island boasts some of Greece's most spectacular beaches, including Porto Katsiki and Egremni, which consistently rank among Europe's finest. These world-class beaches drive strong tourism demand, supporting rental markets for property investors.
That translates into Improved accommodation options, restaurants, and recreational facilities. This development supports property values, while the growing infrastructure attracts more visitors annually, offering attractive returns to property owners who rent out their houses.
Property prices remain considerably more affordable in Lefkada, in comparison to other destinations, like Mykonos or Santorini. Additionally, there is a variety of houses, so buyers can pick coastal properties or traditional village homes.
It is important to clarify that property prices in Lefkada vary significantly based on location, proximity to beaches, property condition, and specific area characteristics. In general, coastal properties command premium pricing, while inland village properties offer more affordable entry points.
Beachfront plots and properties near popular areas represent the upper price tier. These locations benefit from proximity to tourism, sea views, and rental potential, driving higher valuations. Properties with direct beach access or unobstructed sea views command the highest premiums within these sought-after zones.
On the other hand, traditional village properties offer more accessible pricing for buyers seeking authentic Greek character. These inland locations provide peaceful residential living while maintaining reasonable access to coastal attractions.
Of course, property condition significantly influences pricing, with newly constructed or recently renovated properties commanding premiums over older buildings requiring modernisation. Building permits, legal compliance, and infrastructure access also affect valuations, as houses with established rental histories or tourism licences often justify higher asking prices through demonstrated income potential.
In its September/October 2026 issue, the German property magazine Bellevue published a market report on Greece. According to that report, new builds with a sea view on Lefkada start at around €2,000 per square metre. Homes in prime locations, close to the most popular beaches or with open sea views, can cost considerably more.
Furthermore, the same report describes the Ionian Islands as a whole as combining natural beauty and good flight connections with moderate prices compared with Cyclades.

The Peloponnese gets far less international attention than Santorini or Mykonos, and for buyers, that is part of the appeal. The peninsula has a long and varied coastline, mountain villages that stay lived-in through winter, and some of the country's best-known ancient sites, Mycenae, Olympia, and Epidaurus among them. Prices here have stayed closer to reality than on the popular islands, mostly because foreign demand arrived later. If you are willing to look past the obvious destinations, the Peloponnese gives you more for your money and a region that does not shut down in October.

It's a sensible thing to check before you start house-hunting, and the answer is a qualified yes. There is a train, but it only reaches the northern edge of the Peloponnese. Athens connects by rail to Kiato, and on towards Aigio, with a bus completing the run to Patras while the line is being finished. Beyond that, the peninsula has very little passenger rail, so the popular spots like Nafplio, Kalamata, and the Mani are reached by road. For most buyers, that makes the bus or the car the practical choice. Here's the full picture, and what it means if you're thinking of a home here.
