The villa

The house strategically faces south to enjoy sun all day and the neighboring hill diminishes the south wind to a breeze. The home was built during 2002 to 2004 and provides 260 sqm of living space with the following layout:

The lower floor (111 sqm) accommodates the garage, heating systems, open storage space and it is accessible via garage door and via stairs to the middle floor. The main interior living space is comprised of the middle floor (164 sqm), which features an open-space floor plan with outdoor patio access. It has two spacious living areas, an open fireplace, a full kitchen, and a bedroom – office. The upper floor (96 sqm) is half finished and according the plans of the building permission it features a master bedroom with a wardrobe room and en-suite bathroom. There are two additional bedrooms, and a bathroom. All three bedrooms have private balconies facing different, fantastic views.

Double-paned glass windows allow natural light into all rooms of the house on all floors, and traditional wooden window shutters keep light out. The house has a dual-powered central heating system (wood-burning furnace and oil) on the lower floor. The property is supplied with water and electricity access.

The land is fertile and home to native flora, including some wild olive trees and productive olive trees as well. The Mandres property is accessible via public road and a walking path from Mesochori village.

Location

This house is perfectly located and easily accessible in the area between Pylos – Methoni and rests on the pinnacle of the beautiful landscape, among waves of olive tree fields overlooking the seaside village and 13th century Venetian castle in Methoni.

Mesochori is the nearest village to the Mandres property, at a 2 minutes walk. On the main street of Mesochori you will find a gas station, two traditional cafes and a restaurant serving local recipes.

Pylos, only a 7 minutes (5 km) drive away, is a picturesque seaside village with one of the most magnificent and largest natural harbors in the Ionian Sea. At its heart along the port, the historical square “Plateia Trion Navarchon” is surrounded by traditional bakeries, cafes, shops, bars, restaurants, and seating under the shade of grand “Platanos” trees. Pylos has a port and marine where traditional fishermen sell their early morning catch and boats take shelter in the natural Navarino Bay. Pylos is a village with all the basic accommodations of a small city, including: grocery stores, fish market, pharmacies, police and fire stations, public health center (with emergency services), private doctor offices, barbers and salons, playgrounds, a soccer field, and schools (primary, secondary, language, and music). Restaurants and hotels line the coast of the Navarino Bay.

Methoni, only a 10 minutes drive from the villa, is a seaside village with a historically important trade and marine center lined with a long, blonde sandy beach and the intact 13th century Venetian fortified city. Methoni lies at the southernmost point of the Peloponnese’s west coast. Traditional taverns and cafes line the main street of Methoni. The islet of Sapientza across the bay of Methoni has another small, blonde sandy beach with crystal clear waters.

Finikounda, a 16 min. drive away, is a port village known for its picturesque white-painted traditional buildings, blonde sandy beaches, and restaurants serving local and seafood specialties.

Kalamata, 50 min. driving from the home, is the capital of the Messinia region. Kalamata has an International airport and is connected to Athens airport via highway, at 2,5 hours driving from the villa.
