This luxurious villa gives new meaning to the term luxury, with currently 250 sqm of living space and majestic panoramic sea views. The plot is 8000sqm with sea-access on the left side of this villa. On the edge of a cliff near the village of Agios Nikolaos, in the northwest of Zakynthos, stands this amazing villa with three floors and an additional guesthouse.

On the ground floor of the villa, you will find two bedrooms, both with en-suite bathrooms with shower and fantastic sea views. One room has a double bed and the other two single beds, and both have direct access to a terrace and a private entrance. These rooms also have small kitchenettes.

An interior staircase leads to the upper floor, which has a fully equipped galley kitchen with cooking utensils, gas oven, gas/electric hob, fridge/freezer, kettle, microwave, toaster, juicer, filter coffee machine, dishwasher and washing machine. On this floor, there is also a living room with a traditional stone fireplace and a dining area. From this part of the villa, you have direct access to the spacious terrace with stunning sea views and plenty of space for large gatherings.

Upstairs is the third bedroom with an en-suite bathroom with shower, a double bed and a single bed.

The guesthouse of 60 sqm offers maximum privacy and consists of a large room with a double bed, a living area, an open kitchen and a bathroom with bath. It is fully equipped with household appliances, TV and Hi-Fi. The guesthouse offers a view of the sea, the pool and the island of Kefalonia and is suitable for 2-3 people.

The villa’s excellent outdoor area features a private pool and hydro-massage area, sun loungers, pergolas providing for the necessary shade and umbrellas, a traditional wood-burning oven and a barbecue.

The entire property has fantastic views of the surrounding area, the sea, the mountains and of course the well-kept and landscaped garden with olive trees. It is located on a cliff enjoying both sunrises and sunsets. This unique villa has direct access to the sea and to a very impressive blue cave.

Location
Despite his small size, Agios Nikolaos houses an important harbour, as it is a starting point of ferry boats to Pesada on the island of Kefalonia. In the area there are many places to visit, including the stone church of Agios Petros and the small islet of Agios Nikolaos, right at the entrance to the village’s small harbour. Visitors can also reach Capo Skinari, the northernmost point of the island, about 5 km from Agios Nikolaos, where there is also an impressive lighthouse. Agios Nikolaos is a lovely bay with small tavernas, that serve mainly fresh fish and seafood and a good selection of local and Greek cuisine. Swim at the beautiful beach near the village and visit the blue caves and the nearby beaches of Makrys Gialos and Xyngia.
