Located in a vast olive grove of approx. 12,500 sqm, surrounded by 220 olive trees, this rustic cottage is waiting to be yours.

This cosy 1-bedroom, 1 bathroom cottage has a comfortable 50 sqm layout and loads of outdoor space. Entering the house in a spacious room of almost 20 sqm is the living room and the dining area. The kitchen is located in a separate room allowing for autonomy between the spaces and is fully equipped with electric devices and cupboards. The bedroom is a cosy room with lots of natural light entering from a large window. The bathroom and the shower are decorated with grey tiles on the walls and floors.

The outdoor is spacious and cleverly built to offer comfort and entertainment. A shaded area is hugging the cottage creating a cosy entrance, much like a ground-level porch. Two stone benches are ready to welcome guests and provide moments of rest under the shade. On one side of the cottage, there is a large outdoor kitchen, comprised of a sizable stone-built BBQ and a similarly sized wood oven. Together with the outside dining area, which is sun-protected by the shadow of olive trees, you can enjoy the long summer days and warm summer nights with loved ones to the maximum extend. On the other side of the cottage, there is a beautiful and traditional stone-built water tap. This area enjoys the shade of an extensive fig tree and is surrounded by other regional flowers.

General information
Together with the 220 olive trees, there are some quince and fig trees. All the trees are watered from a well, which is part of the fenced plot.  The olive trees can be harvested and produce your own olive oil. A mature olive tree produces approximately 3-4 litres of oil. An olive grove such as this can produce roughly 660-880 lt of extra virgin olive oil, which can then be sold to local and international markets, as Kalamata is widely known for its top-quality olive oil.

The cottage roof is tiled offering extra protection from the outside elements. An independent storage unit can be found on the backside of the cottage, while the plot offers an extra build-ability of approx. 340 sqm.

A special feature that should not be left unmentioned is the photovoltaic unit (solar panels) that is installed on the plot (on an area of approx 1.000 sqm), which produces electricity that is sold to the public electricity company. There is a contract with the electricity company for another 15 years, providing a nice yearly income, which means you can actually have a steady return of investment from this cottage. The photovoltaic unit is included in the offer.

Localisation
The Olive Grove Cottage is located 2 km from the closest city centre, with plenty of supermarkets, stores and cafes and restaurants. It’s only 4 km from the closest beach; the Messinian Gulf. The airport and city of Kalamata are also just a few kilometres away.
